What is a Roofing Inspection?

Whether your roof is new, middle-aged, or on its last leg, you should always be taking precautions to ensure you get a long life out of your investment and conducting a roofing inspection is a great place to start! According to the National Roofing Contractors Association, it’s recommended that you inspect your roof at least twice a year – preferably in the spring and fall. Even the strongest of roofs can have their weaknesses. Taking the time to ensure a proper roof inspection will save you from surprise leaks, mold, rotting wood and so much more.

If you’re asking yourself, “What is a roofing inspection?” You’ve come to the right place – keep reading to find out.

First steps first, you should contact a professional for the job. The benefit of hiring a professional for your roof inspection versus doing it yourself is that the professional will be able to spot any hidden damage in your roof – compared to the untrained eye. Using a professional will also give you insights into the condition, lifespan, and overall health of your roof.

What Should You Expect?

Ground Inspection

Typically, your roofing professional will start on the ground. This involves walking around your house and making note of any drainage patterns, worn surfaces, damaged shingles, and documenting the angle and overall construction of your roof.

Exterior Inspection

Next, your roofing contractor will make their way onto your roof to look for any leaks, missing or damaged shingles, proper flashing, and chimney work. It is here where they will also take note of any structural issues you may have with your roof. This includes roof planes, uneven sagging, proper ventilation, and proper maintenance of the gutter system.

Your inspector will then focus on a material inspection, where they will look for shingles that are damaged, rusted, stained, or missing. Once this inspection is completed, the contractor will conduct a workmanship inspection. This includes looking at the quality of the work completed and ensuring the roof is safe and installed properly on your home.

Interior Inspection

Your roofing professional will then take a look at your roof from inside of the attic. Here, they will check for the proper insulation, ventilation, along with the presence of any moisture, mold, or rotting wood.

After the inspection, you will receive a well-documented report with any issues or concerns that were present regarding your roof. If any repairs or updates are necessary, we recommend scheduling them as soon as possible to ensure the longevity of your roof! Conducting regular roofing inspections will help you protect your home.
